I have just purchased a 1200 sq ft / 30×40 Site and plan to start house construction. What would be the construction cost in Bangalore for building just a 2BHK/3BHK house on a limited budget? Based on my requirements, What would be the timeframe for house construction in Bangalore?

    Generally, 30×40 Sites are the most common site dimensions available in Bangalore. Since you are looking to build a 2BHK house on a limited budget, you can consider building a house on Ground Floor with the below options.

    You Must Hire an experienced Architect to design all the floors considering your future requirements.

    You can plan to execute the house construction in phases; in the first phase, you can build the Ground Floor and upper floors in the next phases.

    30×40 Ground Floor 1 BHK with 400 to 500 sq ft:

    If you need more parking space, this option would be more advisable. This will also reduce the construction cost as you will have construction on 400 to 500 sq ft, and the remaining will be open for parking needs.

    Parking: 1 Car + 8 Two wheeler parking.
    1 BHK House 400 to 500 sq ft: 1 Living room of 140 sq ft + Bedroom of 120 sq ft + Kitchen 100 sq ft + Common bathroom of 35 sq ft.

    30×40 Ground Floor 2 BHK with 500 to 700 sq ft:

    If you plan to have upper floors with less than 2 units, this would be a better option as the space remaining for parking after constructing a 2BHK house will be quite less.

    You will be left with 300 to 400 sq ft open space for parking purposes that can accommodate 1 car and a couple of 2 wheeler parking spaces.

    If you plan to build a house in Bangalore on a 30×40 site with a limited budget, it would be advisable to build just a 1BHK house on the Ground floor with around 400 sq ft, and the remaining can be left for a parking area.

    The house construction cost for building just the Ground floor would be higher when compared to the G+1 floor. The house construction cost for building 1BHK 400 sq ft would cost Rs 9 Lakhs, and parking/open space will cost Rs 10 Lakhs.

    So for Building a 1BHK house on a 30×40 would cost Rs 19 Lakhs.

    The timeframe for such house construction that one might need for a 30×40 will vary from 3 to 4 months, depending on the materials used in finishing works such as Flooring, Painting, Wall cladding etc.

    Get floor plans and elevation for all the floors from your Hired Architects.

    It’s recommended that you get the working drawings and Structural designing done for all floors. This will help you execute the house construction in phases.

    After which, you can look out for some good building contractors and get the quotes as per your requirements. The timeframe for building a 1BHK or 2BHK house would be within 4 months.

    Below is a simple table showing the construction cost for building a 30×40 or 1200 sq ft site.

    30×40 Ground Floor Construction Cost*
    1 BHK with 400 sq ft Built-up area. Rs 16 Lakhs.
    2 BHK with 600 sq ft Built-up area. Rs 21 Lakhs.
