I plan to start my house constriction soon on my site and was wondering what would be the cost of building a house in Bangalore, including labour, material and design fees, and What is the minimum cost to build a house in Bangalore? on 20×30 30×40 30×50 40×60 50×80..

    The cost of Building a House in Bangalore depends on various factors such as Site purchase, Registration charges, Architects fees, Plan approval fees, Deposits to government bodies such as BESCOM BWSSB, Hiring Architects, Hiring various contractors.

    One can keep aside 50 to 60% of his total budget for buying the plot and the balance of 40 to 50% for house construction.

    There are 2 Options for building a house in Bangalore.
    .
    You can either Hire a Building contractor or a Labor contractor!

    OPTION 1: Hiring Building contractors:

    You can hire a building contractor who takes the entire responsibility of arranging materials, Labor, and completing the project on time with the agreed specifications.

    This would be the best option as you need to Finalize the Design and the materials that need to be used for construction. The building contractors will take the entire responsibility of making sure the project completes with the promised quality and within the agreed timeframes.

    The Building contractor will bear the cost in redo works for any design deviations, theft of materials, compensation for delay in project handover, construction quality, arranging various contractors, etc.

    OPTION 2: Hiring Labor contractors:

    You can Hire Labor contractors and take the responsibility of arranging and sourcing building materials, appointing various subcontractors for specific works like Electrical, Plumbing, Painters, Fabricators, Tile fitters, etc.

    If you are a working professional and can’t give much time to look after the house construction process!

    This would be a risky option as you need to run around negotiating and sourcing the construction materials.

    You also need to deal with various contractors parallel and clear their bills by verifying whether the work has been completed before releasing the payment. The one advantage you can get in this option is saving 10 to 15% of the contractor’s profit on the construction cost.

You can get a wide range of cost proposals with different specifications and get a discounted price for constructing your house if the built-up area is more.

    Let’s assume you have already bought the plot for building a house. Now construction cost is What remains in the final cost of building your Dream House!

    Remember that the customization of the house and special requirements increase the cost. If you are a budget concern, let the Architect work on the design of the house, which is economical and suitable for your budget.

    Give your Architect the freedom to design and develop a unique solution for your home.

    If you have budget restrictions and plan to build a house in Bangalore without hiring contractors, you can save around 10 to 15% on the project construction cost.

    In such cases, you need to ensure that you have sufficient time for your project and the entire House construction process. Also, you need to ensure that you get the building materials from the whole seller.

    Assuming you can find a decent building contractor who can work at the lowest price, you will be able to build your house within the budget of Rs 1650 / sq ft to Rs 2000 per sq ft.

    Besides the construction cost, it would be best to keep an additional 10 to 15% of the project cost!

    Some of the works are Borewell, Plan sanctions for government authorities, Power connection from BESCOM, Water connection from BWSSB, etc.

    Next, the material cost would affect the total cost of the construction. Building/Construction materials price varies depending on the kind of materials chosen for building your house.

    So do your research before you choose a supplier for the material. Find the distributor who will offer you the necessary material at the lowest price possible.

    As per my experience, the cost to build a house in Bangalore with good standard finishes would cost around Rs. 1900 /sft.

    Lesser than this would put you in trouble as you may hire a Contractor who might use sub standardized materials for construction or discontinue the construction midway as he can’t complete the project within the agreed budget.

    The lower the price per sq ft, the less experience the building contractor would have.

    Be cautious about the fraud that is happening in Bangalore. Many building contractors charge a lesser price at the beginning to get the project, but they lack the experience and decide to run away in the middle of the work.

    In other cases, the contract will start asking for more money between the construction by creating false conditions.

    So you should be prepared for such challenges before you begin the work. Also, their work would not be as per the standard construction guideline. The building construction may not last long.

    When it comes to the cost of building a house in Bangalore, three primary factors affect the overall house construction.

    1: Land Acquisition cost.
    2: Architect consultation charges.
    3: Building Contractor charges.

    House construction should be done in phases.

    Every phase should consist of a specific cost and schedule. For example, Site purchase > Design > Approval > Construction > Project handover.

    But when it comes to the interior, the customization of the house increases the cost. Choice of marbles, wooden structures, glasswork, etc., would significantly impact the final price.

    Building a Duplex house or a single floor in Bangalore would cost you around 20 to 70 Lakhs depending on the no of floors and site dimensions such as 20×30 30×40 40×60 50×80 etc. The price of the land is not included in this price.

    If you what to build a house in Bangalore at prime locations, then the cost of the site acquisition might be much higher than the construction cost.

    So plan well and make sure that your budget is well prepared where 40 to 60% is kept aside for site purchase and 50 to 60% for house construction. This way, it will ensure that you don’t overshoot the budget of building your Dream House!
