I have just purchased a 30×40 site in Bangalore and planning to start house construction soon for which I wanted to know How many floors can I build on a 30×40 site and the FAR given?

    The no of Floors that can be built or constructed on a 30×40 Site in Bangalore depends on various factors such as.

    • Use the FAR method to find the actual construction area. Calculate the FAR (Floor Area Ratio) using the formula Floor Area Ratio = Total Build up area / Plot Area.
    • Width of the road.
    • Final Height of the building.
    • Set Back Area
    • Total size of the plot.

    Suppose we use the FAR formula to calculate the value. You will get the FAR of 1.75 as per the revised master plan 2015.

    SetBack on the sides will come around 2.4 ft.
    SetBack on the Back Sides will be around 3.2ft.
    SetBack on the Front Side will be around 4.8ft.

    In this case, if we consider the actual available area for the construction after deducting the SetBack area, we are left with 700 to 800 sq. ft. Approx.

    With the available space, you can comfortably construct G+2 floors in the building.

    You can build up to G+3 floors on a 30×40 site in Bangalore with ground floor shown completely as parking space.

    There are many structures that one might come across on a 30×40 site where G+4 floors have been built which violates the sanctioned plans given by the respected authority such as BBMP, BDA, BMRDA, Gram panchayat etc.

    Such type of building violations are seen more on B Khata sites, these building violations or deviations needs to be regularized once Akrama Sakrama is implemented.

    One can build a G+2 or G+3 Floors on a 30×40 site in Bangalore as informed earlier, The FAR for a 30×40 site is 1.75 which means.

    30×40 (1200 sq ft) x 1.75 FAR (Floor Area Ratio) =  2100 sq ft.

    The no of floors that are permitted to be built on a 30×40 site at Bangalore is G+2 Floors, One can also get approval for a G+3 floors given that the entire Ground Floor is shown for parking.

    As informed earlier you can come across houses that have built G+4 or even G+5 Floors on a 30×40 site in Bangalore. Such types of building will have building violations where one needs to regularize such deviations once Akrama Sakrama is implemented.
