I am new to Bangalore and just purchased a 30×40 / 1200 sq ft site, I planning to construct or build a 3BHk or 4Bhk Duplex house in Bangalore. So I was wondering What would be the construction cost for building a Duplex house in Bangalore on a 30×40 site based on my requirement or any suggestions?

The cost to constructing a 30×40 Duplex house in Bangalore of G+1/G+2/G+3 Floors may range between 45 lakhs for a Standard construction and upwards of Rs 1crore+ for a luxury house.

If you plan to build just a 3BHK Duplex house in Bangalore of G+1 Floor, I would suggest you go for a 3BHK which would be a more spacious house when compared to a 4bhk.
The cost for building a Duplex house on a 30×40 site of G+1 Floor with a built up area of 1800 will cost Rs 40 to 45 lakhs.
As per BBMP by laws, you can get a FAR of 1.75 for a 30×40 site, which means 1200 sq ft (30×40) Site dimension x 1.75 FAR = 2100 sq ft.
