I have just purchased a 1200 sq ft / 30×40 Site and plan to start house construction. What would be the construction cost in Bangalore for building just a 2BHK/3BHK house on a limited budget? Based on my requirements, What would be the timeframe for house construction in Bangalore?

Generally, 30×40 Sites are the most common site dimensions available in Bangalore. Since you are looking to build a 2BHK house on a limited budget, you can consider building a house on Ground Floor with the below options.
You can plan to execute the house construction in phases; in the first phase, you can build the Ground Floor and upper floors in the next phases.
30×40 Ground Floor 1 BHK with 400 to 500 sq ft:
If you need more parking space, this option would be more advisable. This will also reduce the construction cost as you will have construction on 400 to 500 sq ft, and the remaining will be open for parking needs.
Parking: 1 Car + 8 Two wheeler parking.
1 BHK House 400 to 500 sq ft: 1 Living room of 140 sq ft + Bedroom of 120 sq ft + Kitchen 100 sq ft + Common bathroom of 35 sq ft.
30×40 Ground Floor 2 BHK with 500 to 700 sq ft:
If you plan to have upper floors with less than 2 units, this would be a better option as the space remaining for parking after constructing a 2BHK house will be quite less.
You will be left with 300 to 400 sq ft open space for parking purposes that can accommodate 1 car and a couple of 2 wheeler parking spaces.
