Is it illegal to build or construct the 4th Floor on a 30×40 site in Bangalore? I have seen many 30×40 house constructions in Bangalore built G+4 Floors. Can I build G+4 Floors on a 30×40 Site/plot in Bangalore? Can I get a G+4 Plan Approval for a 30×40 Site in Bangalore?

It’s illegal to build or construct the 4th Floor on a 30×40 site in Bangalore; as per the bylaws, one can get a maximum of Stilt+G+2 Floors for a 30×40 site.
YES, you might have come across 30×40 house constructions in Bangalore that has built G+4 Floors; such buildings or structures would have violated the government bylaws as you don’t get a plan approval/sanction for G+4 floors.
The government considers B khata properties illegal and are formed without following government norms such as Change of Land use, DC Conversion, Layout sanction, Leaving Common amenities like parks, playgrounds, etc.
Hence, properties with A khata are expensive when compared to B khata . These A khata sites are well planned with proper road width, having common amenities developed such as Parks, Playgrounds etc.
You will rarely come across Houses built on A khata sites constructed G+4 Floors. Hence, it’s advisable to buy a A khata property which will have better layout planning and common amenities.

YES, It’s illegal to construct a house of G+4 Floors in Bangalore on a 30×40 Site, As per Bylaws, you don’t get approval for 4th floor.
You might have come across many such 30×40 House constructions in Bangalore that has built G+4 floors.
All such structures would have violated the sanction plan given by their respected government authorities such as BBMP and BDA BMRDA etc.
All such buildings or structures that have violated the bylaws will have to pay up fines to legalize the unauthorized part of the structure. In some cases, if the violation is more, it might also be demolished under the drafted Akrama Sakrama laws.
As per guidelines and bylaws one can only get a plan approval for a Stilt Floor (Parking)+G+2 Floors for a 1200 sq ft / 30×40 site.
